Two condos, both ours. One houses our son and his best friend from home. The other we keep for visits and rent out when we are not in it. Everything below is specific to this town and these buildings, because none of it generalizes.

The lever nobody prices

Inside the Loop, and what it costs.

Agents here will tell you a place is “inside the loop” and assume you know what that means. It is the stretch bounded by the river, McFarland, the rail line and Lurleen Wallace, and it is where the price premium lives. Step outside it and the entry price drops by about a third. Cross the river and you are in a different city with different rules.

Walk to campus

Fifteen to twenty minutes on foot $350k to $400k

Highest price, strongest game day rates, easiest to rent and easiest to resell. Walk it yourself before you believe a listing. Stated distance is not walk time.

Outside the loop

A third off the entry price in exchange for a drive. Game day demand is softer, but the buy-versus-rent math gets substantially easier, and that is where most of the decision is actually won.

Northport and beyond

Tuscaloosa's license caps stop at the city line. Northport permits short-term rentals a different way. It is not uniform either, so walk the block before you believe a price.

The lever

Walkable to ten minutes out is roughly $150,000 off the purchase price at the midpoints. No renovation choice, no financing structure and no roommate count moves your number that far.
